Renting should be easy! Look over our simple fee breakdown to know what to expect as one of our valued applicants & residents.

Requirements

 

To become one of our valued residents, there are a few minimum requirements.

  • Minimum Applicant Age:18
  • Income Requirement:3x 1 month's rent

One Time Fees & Deposits

 

Before you settle into your new home, there are a few one-time fees you’ll need to prepare for. These initial costs help us get everything ready for your move-in and ensure a smooth leasing process.

  • Application Fee:$65 per applicant
  • Security Deposit:$750 - 1 month's rent
  • Admin Fee:$0

Monthly Fees

 

Once you're moved in, you may incur standard monthly charges beyond just your base rent. We aim to make these as transparent and predictable as possible so you can budget with confidence.

  • Water & Sewer:Billed directly by provider
  • Electricity:Billed directly by provider
  • Smart Home Bundle*:$150 per month
  • *Includes: Pest, Trash, Landscaping, Video Doorbell, Smart Thermostat, Smart Locks, & Internet

Pet Fees

 

If you are a pet owner, there are a few pet related fees we charge.

  • Pet Fee:$300 per pet
  • Pet Rent:$15 per pet, per month

Special Circumstances

 

There may be additional fees for special circumstances.

  • Late Fee:$200
  • Non-Sufficient Funds (NSF):$30
  • Month-to-Month Fee:$300 per month
  • Early Termination Fee:1 month's rent
